Before
spending time and money to renovate the house, consider these 5 smart projects
With the fluctuate real-estate market
now, many people choose to renovate existing house instead of buying a new one.
“People are thinking about how they can utilize the arrangement of their
lives”, said Stephen Melman, director of economic services of the National
Association of Home Builders (NAHB). What giving your family the biggest value
depends on your needs, but if you want to recover the cost of renovation to the
time of sale the house, please read on.
Bathroom
Cost: from $13,000 to $21,000
Recoverable money: 62%
For bigger projects, please save what
Casey Noble, the host of HGTV Design on a Dime, called the method “mix
and match”: spend more money on the most important features, spend less on
other areas. “For example, use $3/sp ft wall tiles, but take marble for
dressing-table”, Noble said. A NAHB survey showed that buyers want a linen
locker and marble or granite dressing-table in any bathroom; a small room with
many baths and showers and separate toilet area.
Adding to the large room/family room
The family room is the only area of
the house that can increase size in three next years, the NAHB survey said. A
large room (family room/kitchen/living room combination) is what people are
looking for. But you may break down the walls and dealing with the lighting system;
both are expensive. If you do it, install an inbuilt shelf or bookshelf,
according to Noble. Both are quite cheap but create a customized style.
Replace big doors with steel doors
Price from $1,000 to $1,600
Recoverable money: 73%
Security and energy efficiency are
important for the buyer, and the replacement of old doors solve this easily.
Use steel doors - they're “safe” and are priced by 1/3 compared to fibreglass
doors. One other plus: new doors add charm to your home, which is one of the first
things that buyers comsider carefully when buying a home.
Replace vinyl windows (whole house)
Price from $9,000 to $15,000
Recoverable money: 68%
Throw away the cold windows is a
different significant energy saving way.You can even mount Low-E (low
emissivity) windows which refract heat in hot weather and keep the heat when
it's cold. They cost more than from 10 to 15%, but reduce the energy losses
from 30 to 50%, according to U.S. Energy Department said. And you may get back
most of the cost when selling the house.
Kitchen (small upgrade inside)
Price from $19,000 to $23,000
Recoverable money: 72%
When talking about renovation may
recover funds for you, the kitchen is understandable. According to disclosure
of the NAHB, entrance pantry and bar are not something optional. For larger
recovered amounts, buy a double bowl sink, lighting systems put in a secret,
breakfast bar, the special drawers (such as drawer for spices) and room for
small eating area. Are you in a tight budget? According to Noble, instead of
doing what you want, buy an IKEA kitchen. It can cost $10.000 or less.
